Here is our update on the Edmonton real estate market. (Previous week’s numbers are in brackets). For the past 7 days:
New listings: 425 (535, 516, 558)
# Sales: 206 (294, 255, 214)
Ratio: 48% (55%, 49%, 38%)
# Price changes: 177 (266, 217, 215)
# Expired/Off Market Listings: 104 (134, 115, 233)
Net loss/gain in listings this week: 115 (107, 146, 111)
Active single family home listings: 2761 (2665, 2571, 2470)
Active condo listings: 1782 (1750, 1724, 1676)
Homes 4-week running average: $379k ($377k, $375k, $374k)
Condos 4-week running average: $228k ($231k, $232k, $235k)
Man I love the personal hotspot feature on my iphone – I did all this on my laptop while riding shotgun to take video of a new listing. Anyway, I admit I am surprised by the numbers, I thought they would be higher this week (both listings and sales). The REALTORS® Association of Edmonton is reporting 1380 sales so far this month, which will put us well behind last year. The funny thing is we feel much busier than last year, and the market definitely feels like it has “legs” whereas last April you could feel the beginning of the end.
